A suite at the lower end of that range is typically a basement that was already partially set up. The higher end is a full build from concrete floor up.
A laneway home in Vancouver costs $300,000 to $500,000. There is no getting around this. A separate building on its own foundation with its own mechanical systems costs what it costs.
If budget is your primary constraint, basement suite wins by a large margin. You can have rental income coming in for $80,000 instead of $400,000. The payback period is faster. The risk is lower.
The Rental Income Reality

Build a basement suite if your budget is under $150,000 or you want the fastest path to rental income. A basement suite can be done in 8 to 12 weeks. A laneway home takes 10 to 14 months. If you need income fast or cannot service the debt on a $400,000 build, the basement suite is the right call.
Build a laneway home if your lot qualifies and you are thinking long-term. The upfront cost is higher. The timeline is longer. But you are building a significantly more valuable asset, generating significantly more rental income, and creating a property that is meaningfully more attractive to future buyers.
