If you own a lot in Vancouver and you are deciding what to put on it, the duplex versus custom home question is one of the most financially consequential choices you will make. Both are viable. Both produce strong long-term outcomes. But they are built on completely different logic and they suit different owners with different goals.
Here is the investment case for each — honestly, without a preference.
The Duplex Case
A duplex is two fully self-contained residential units in one building. In Vancouver under current R1-1 zoning, duplexes are permitted on most single family lots. The city actively supports them as part of the densification strategy. Permits move faster than they used to.
A duplex in Vancouver costs $900,000 to $1,500,000 to build depending on size and finishes. The range is wide because a modest two-bedroom plus two-bedroom duplex on a standard lot is a different project from a full luxury three-bedroom plus three-bedroom duplex on a larger lot.
The financial case for a duplex is income. A well-built duplex in Vancouver generates $4,000 to $6,500 per month in combined rental income across both units. At $5,500 per month gross, that is $66,000 annually. After operating expenses and vacancy allowance, you net approximately $45,000 to $52,000 per year.
Many duplex owners in Vancouver live in one unit and rent the other. Your tenant’s rent covers $2,500 to $3,200 of your monthly housing cost. That is a significant offset against a mortgage in a market where carrying costs are high.
Beyond income, duplexes have strong resale value. Investors — and there are many buyers in Vancouver who buy with investment intent — pay a premium for income properties. A well-built duplex in a desirable neighbourhood sells to a wider and more competitive buyer pool than a single family custom home.
The Custom Home Case
A custom home is a different proposition entirely. You are not building an investment vehicle. You are building the specific home you want to live in — the layout that works for your family, the kitchen you have always wanted, the yard configured for how you actually use outdoor space. The financial return is real but it comes primarily through property value appreciation rather than monthly cash flow.
Custom homes in Vancouver appreciate well because quality-built, thoughtfully designed homes command premiums that last. A properly built custom home in a good neighbourhood with good bones will be worth more relative to the market in 20 years than a home that was thrown together quickly. The premium you pay to build properly is preserved in the resale value.
The case for a custom home is strongest when you have children at home, when you plan to stay for 15 or more years, and when the specific details of how you live day to day matter enough to justify the premium over buying an existing home.
Which One Is Right for You?
Build a duplex if the primary motivation is investment return, if you are comfortable with tenants, if you want to offset your mortgage significantly, or if you are building this property primarily as a financial asset.
Build a custom home if you are building your forever home, if the quality and specificity of the living experience is the priority, or if you have children and the details of the space matter to daily family life.
Both are strong decisions on the right lot. The lot quality, location, and your personal financial situation and timeline are what ultimately tip the choice.
