A $45,000 kitchen renovation quote might include supply and install of stock cabinets with no permit, no electrical upgrade, and no backsplash tile. A $130,000 quote for the same kitchen might include a full structural reconfiguration, custom cabinetry, a permit, a new electrical panel circuit, premium countertops, and a complete tile installation.
These are not the same job. And that is the first thing you need to understand before you compare kitchen renovation quotes in Vancouver.
What a Kitchen Renovation in Vancouver Actually Costs — Honest Ranges
$20,000 to $35,000 is a real kitchen update — not a renovation. New cabinet doors and drawer fronts on existing boxes, new countertops, new sink and faucet, new appliances, paint. You are improving what is there without changing anything structurally. No permit required unless electrical or plumbing changes. This is a genuine option for a kitchen that is in decent shape structurally but looks dated.
$45,000 to $75,000 is a proper mid-range kitchen renovation. Full cabinet replacement with semi-custom cabinetry, new stone countertops, new appliances, new flooring, new backsplash tile, updated lighting. Building permit required for electrical and plumbing modifications. This is the most common kitchen renovation we complete across Vancouver, Burnaby, and Richmond.
$80,000 to $120,000 is a high-end kitchen renovation. Custom cabinetry, premium countertop materials, high-end appliances, full layout reconfiguration, potentially opening a wall, custom range hood, heated floors, designer lighting. This is a genuine transformation of the space.
$130,000 and up is a luxury kitchen renovation. Custom everything, structural changes, luxury appliance package, designer tile, bespoke details. These projects take 3 to 5 months and require full permit coordination.
Where the Money Actually Goes
Cabinetry is the biggest variable and the biggest driver of quality difference between a $50,000 and a $100,000 kitchen renovation in Vancouver. Stock cabinets from a big box store run $3,000 to $8,000 for a standard kitchen. They are made from particle board, have pre-set dimensions, and last 10 to 15 years. Semi-custom cabinets run $12,000 to $25,000. Full custom cabinetry runs $25,000 to $60,000+. Custom cabinets are made from solid wood or high-grade plywood, are built to your exact kitchen dimensions, and last 30 to 40 years. The difference in daily experience over a decade of living in that kitchen is significant.
Countertops are the second biggest variable. Laminate: $1,500 to $3,000. Quartz: $4,000 to $10,000. Natural stone — marble, quartzite, granite: $6,000 to $18,000 depending on material and complexity. The durability difference between these materials is real. Laminate marks easily and cannot be repaired. Quartz is extremely durable and heat resistant. Natural stone is beautiful but requires sealing and more careful maintenance.
Labour is the category most homeowners underestimate. Trades in Metro Vancouver bill $85 to $180 per hour. The Permit Question
